These policies are intended to be read in conjunction with applicable laws of India, including (as amended from time to time) the Information Technology Act, 2000 and rules thereunder, the Consumer Protection Act, 2019 and the Consumer Protection (E-Commerce) Rules, 2020, as well as any other sector-specific regulations that may apply. This text is for general informational purposes only and is not a substitute for independent legal advice.

1. Scope of Real Estate Listings

Koovira enables listing and discovery of real estate properties for sale, rent, lease, co‑living or sharing. Listings may be posted by owners, tenants, agents, developers, brokers or other authorised persons (collectively, "Property Listers"). Koovira acts as a digital intermediary and is not, unless expressly stated, a real estate broker or developer.

2. Role and Limitations of Koovira

Koovira and TRISHARA VENTURES LLP do not own, manage, construct or sell the properties listed on the Platform unless explicitly stated for a specific project. We do not verify every property or transaction and are not responsible for title, encumbrances, approvals, or suitability of any property. Any contract or transaction relating to a property is strictly between you and the relevant Property Lister.

3. Accuracy and Lawfulness of Listings

  • Property Listers must ensure that all information in their listings is truthful, accurate and not misleading, including details such as location, built‑up area, carpet area (where applicable), price, amenities, approvals, and any material conditions or restrictions.
  • Listings must not relate to properties that are illegal, unsafe, encumbered or otherwise non‑compliant with applicable building, zoning, safety or housing laws.
  • Koovira may request supporting documentation (for example, ownership documents or approvals) in specific cases, but is not obligated to independently verify all such documentation.

4. Non-Discrimination and Fair Practices

Property Listers must not impose or express unlawful discriminatory conditions (for example, outright refusal based solely on religion, caste, gender, ethnicity or other protected characteristics) except where a narrow and lawful exemption clearly applies under applicable laws.

5. Regulatory Compliance

Property Listers are responsible for ensuring compliance with all applicable real estate and municipal laws, registrations and approvals in their jurisdiction. This may include project registrations, occupancy certificates, building permits, and other authorisations as required by law. Koovira is not responsible for ensuring compliance with such legal requirements, but may, at its discretion, request evidence of compliance or remove listings where serious non‑compliance is suspected.

6. Ratings, Reviews and Complaints

Users may be allowed to rate or review properties or Property Listers in accordance with our Review & Rating Policy and Community Review Standards. Koovira may use such feedback to improve user experience and, where necessary, to decide whether to continue permitting listings from a given Lister.
